Roofing companies in North Vancouver
North Vancouver is cedar country: the 1950s to 70s post-and-beam and rancher homes of Lynn Valley, Edgemont, Upper Lonsdale and Deep Cove were built with cedar shake roofs under some of the biggest trees in the region, and a great many of those roofs are at the end of their life. Shade, moss and steep lots make this one of the harder places to roof, and prices reflect it. Two municipalities, the City and the District, set the permit rules.
- Permit City says no permit for re-roofing; District exempts non-structural repair; confirm in the District
- Prices Vancouver-level, plus access and pitch surcharges
- Common roofs cedar shakes at end of life, asphalt, growing metal
- Trees heavy shade and moss
Local conditions
Shade, moss and the end of the cedar era
A cedar roof under North Shore firs rarely makes 25 years: the shakes stay wet, moss roots into the grain, and the butt ends rot. Owners replacing them are choosing between architectural shingles, synthetic shakes that keep the look, and metal, which has become common on Edgemont and Deep Cove rebuilds. Whatever goes on next, the roof will still be in shade, so algae-resistant shingles, zinc strips and a maintenance plan matter more here than almost anywhere.
Steep lots, long driveways and limited bin access add to quotes, as do the complex rooflines of post-and-beam homes. The City of North Vancouver's bylaw names re-roofing as permit-free; the District's bylaw exempts non-structural repair and maintenance of a house without naming roofing, so confirm with the District's Building Department for anything beyond a straightforward replacement.

Questions
North Vancouver roofing questions
How much does a new roof cost in North Vancouver?
As a rough guide, replacing 2,000 sq ft of roof in North Vancouver runs about $12,000 to $20,500 in architectural asphalt shingles and $28,000 to $47,500 in standing seam metal, before tear-off extras, plywood repairs and GST. Steep, cut-up or hard-to-reach roofs cost more. The cost guide has every roof type.
Do I need a permit to replace my roof in North Vancouver?
North Vancouver has two municipalities. The City of North Vancouver's bylaw says no building permit is needed for re-roofing a house. The District of North Vancouver exempts non-structural repair and maintenance of a house without naming roofing, so a like-for-like re-roof is normally treated as exempt; confirm with the District's Building Department (604-990-2480). Structural work and multi-unit buildings need a permit in both. Rules change, so confirm with the municipality before you start.
