Roof cost calculator

How much will your new roof cost?

Set the size of your house, the pitch and the roofing you want, and see a rough local price range based on October 2026 installed prices published by Metro Vancouver and Fraser Valley roofers. Then get real quotes when you're ready.

1House footprint

The outline of the house seen from above, including overhangs and an attached garage. For a two-storey house use the footprint, not the total floor area. Pitch and waste are added for you.

How it works

Where the numbers come from

The calculator turns your house footprint into roof area using the pitch (a 6:12 roof has about 12% more surface than its footprint, a 12:12 roof about 41%) plus 10% for waste, ridges and starter courses. It multiplies that by the installed price per square foot for the roofing you chose, taken from the overlap of prices published by Lower Mainland roofers in 2025 and 2026 and listed in the cost guide. Steep and cut-up roofs add a percentage for staging, cutting and flashing; standing seam on a complex roof adds the most.

Tear-off, plywood, skylights, ventilation and gutters are added as their own ranges, and the total is adjusted for your city's typical price level: Vancouver and the North Shore run higher, Surrey and the Fraser Valley a little lower. Everything is before GST.

What it can't see

Why real quotes differ

Access for a dumpster and a lift, the exact shingle line or metal profile, the gauge and finish, how many penetrations need flashing, what the plywood looks like once the old roof is off, and how busy the roofer is that month all move the price. A roof that's 20% more than the calculator says may simply be a careful scope; one that's 30% less is probably missing something.

That's why the number is a starting point for three real quotes, compared line by line. How to compare roofing quotes →

Questions

Roof cost calculator questions

How accurate is the roof cost calculator?

It gives a budget range, not a quote. The per-square-foot prices are the overlap of what Lower Mainland roofers published in 2025 and 2026, and the pitch, shape, tear-off and plywood adjustments follow the same roofers' notes. Real quotes land inside the range for most ordinary houses; steep sites, difficult access and premium products push above it.

How do I find my house footprint?

Pace or measure the outside walls from the ground, add about 1.5 ft on each side for overhangs, and include an attached garage. A property survey or the municipality's online map also shows the outline. For a two-storey house use the footprint, not the floor area, because the roof covers only one storey's worth of ground.

Why is the roof area bigger than the footprint?

Pitch. A 6:12 roof has about 12% more surface than its footprint and a 12:12 roof about 41% more, and roofers add about 10% for waste, ridges and starter courses. The calculator does both; the roof pitch guide explains how to measure yours.

Does the calculator include GST, permits and plywood?

Before GST. Plywood is included when you pick a deck condition, tear-off when you pick what comes off, and skylights, ventilation and gutters when you add them. Like-for-like re-roofs need no permit in most Lower Mainland municipalities, so no permit fee is added; the permit checker covers the exceptions.

Why does my city change the price?

Published prices in Vancouver and the North Shore run higher than in Surrey and the Fraser Valley, by about 5 to 10% in the one roofer's data that states it, with steep North Shore sites adding more. The calculator applies each city's typical level; the city pages explain what's behind it.
