Roofing companies in Surrey
Surrey is the second-largest city in BC, and a lot of its roofs are hitting replacement age at once: the 1970s and 80s subdivisions of Guildford, Fleetwood and Newton are on their second asphalt roof, and the big 1990s and 2000s homes of South Surrey and Panorama Ridge are on their first. Published Surrey prices run about 5 to 10% below Vancouver, and we use them as the benchmark for the Fraser Valley.

Local conditions
Big roofs, big subdivisions and a lot of townhouses
Surrey's 1980s and 90s houses tend to be large, with hips, valleys and multiple gables that add labour to any quote. Many were built with the cheaper three-tab shingles of the day and have been replaced once already; the second replacement is a chance to fix ventilation, which was often an afterthought. In Cloverdale and Clayton, the 2000s houses and townhouses are now 20 to 25 years old and coming due together, which is why strata councils there are gathering quotes.
Surrey's permit page says minor exterior repairs need no permit but never mentions roofing, and the City actively enforces its Building Bylaw. For a like-for-like re-roof most roofers proceed without one, but the Building Information Line is the only place to get a definitive answer, and strata buildings should ask.

Questions
Surrey roofing questions
How much does a new roof cost in Surrey?
As a rough guide, replacing 2,000 sq ft of roof in Surrey runs about $11,000 to $18,500 in architectural asphalt shingles and $25,500 to $43,000 in standing seam metal, before tear-off extras, plywood repairs and GST. Steep, cut-up or hard-to-reach roofs cost more. The cost guide has every roof type.
Do I need a permit to replace my roof in Surrey?
Surrey's Residential Building Permits page says you don't need a permit for 'minor exterior repairs to your home' but never mentions roofing, and the Building Bylaw defines regulated construction to include repair. Call the Building Information Line (604-591-4366) before re-roofing. Rules change, so confirm with the municipality before you start. Our Surrey roofing permit page has the details and the official link.
