Peeling paint on the fascia
Early rot from gutter overflow. Repaint or replace the board when the gutters come off.
Roofing · Soffit and fascia
The fascia is the board the gutters hang from. The soffit is the panel underneath the eaves, where the attic draws its air. Both take a beating here: fascia rots where gutters overflow, soffits sag where birds and squirrels have been at them, and a missing drip edge lets water run back under the shingles. These are usually done together with gutters or a new roof.
Warning signs
Early rot from gutter overflow. Repaint or replace the board when the gutters come off.
Birds, squirrels and wind get in. Replace the panels and check what's been nesting in the attic.
The attic can't breathe. Vented panels or clearing the vents and adding baffles.
The gutters will come down with the board. Replace the fascia before rehanging gutters.
Water runs back behind the fascia. Added during a re-roof.
Options
| Option | What it is | Good for |
|---|---|---|
| Aluminum fascia and vented soffit | Pre-finished aluminum panels and fascia cover over new or sound wood. | Low maintenance, most houses. The vented panels supply the attic intake. |
| Wood fascia replacement | New painted or primed boards where the old ones have rotted. | Heritage and character houses, or where the gutters need solid backing. |
| Drip edge | Metal edge at the eaves and rakes that kicks water into the gutter and off the fascia. | Every re-roof. Missing on many older roofs. |
| Clearing and baffling soffit vents | Opening blocked vents and adding baffles so insulation can't close them again. | Attics with condensation and frost. |
Local conditions
The soffit vents are the intake for the whole attic. Warm moist air from the house rises into the attic, and it only leaves through the roof vents if cool air can come in low at the soffits. Painted-over or insulation-blocked soffit vents are one of the most common reasons for condensation, frost on the underside of the roof deck and mould in Lower Mainland attics.
Fascia rot usually tells you the gutters have been overflowing for years. Fixing the board without fixing the gutters just restarts the clock.

Questions
If the board is soft, yes. Gutters hung on rotten fascia pull away within a few years. A roofer or gutter installer will check it before rehanging.
Aluminum fascia and vented soffit are low maintenance and come pre-finished, which is why most replacements use them. Wood suits heritage and character homes where the look matters and painting is accepted.
It's a metal strip at the eaves and rakes that carries water off the edge of the roof into the gutter instead of behind the fascia. Many older roofs don't have one; every proper re-roof should.
