Gutter cleaning costs about $150 to $400 for a typical Lower Mainland house, and $400 to $800 for a large, tall or heavily treed one. Most homes here need it twice a year, in late autumn after the leaves and in spring after the conifers drop. Here's what sets the price, what should be included and how to tell whether your gutters have a problem that cleaning won't fix.
What gutter cleaning costs
| Job | Typical price |
|---|---|
| Single-storey house, typical gutters | $150 to $250 |
| Two-storey house, typical gutters | $200 to $400 |
| Large, steep or heavily treed house | $400 to $800 |
| Downspout unclogging, each | Often included; $50 to $100 if extra |
| Gutter cleaning plus roof moss removal | $500 to $1,300 combined |
| Gutter cleaning plus roof debris blow-off | Ask; usually a small add-on |
Prices come from Lower Mainland roofers' and gutter companies' published 2026 rates and BCAA's member pricing; they vary with access and how full the gutters are. Cleaning is priced per house, not per foot, by most companies here.
What changes the price
- Height. Two and three storeys need taller ladders or roof access and more time.
- Roof pitch and access. Steep roofs, decks under the eaves and hedges against the house slow the work.
- How full they are. Gutters that haven't been done in two years, with moss and small trees growing in them, take longer and may need the downspouts flushed or disassembled.
- Guards. Gutter guards have to be lifted or brushed, which adds time, though the gutters underneath are usually cleaner.
- Season. November is busy; book early autumn or late winter for better availability.
What should be included
A proper clean removes all debris from the gutters by hand or scoop, flushes each downspout and confirms it runs clear, checks that water flows to the outlets (standing water means a sag or a blocked outlet), bags and removes the debris, and tells you about loose hangers, separated seams, rust, leaks at corners or fascia rot. Some companies photograph the gutters before and after; ask for it on a two-storey house you can't see yourself.
Not usually included: resealing seams, re-pitching sagging runs, replacing hangers or downspouts. Those are gutter repairs, priced separately (downspouts run $100 to $300 each installed).
How often should gutters be cleaned here?
Twice a year for most houses: once in late November or December when the deciduous leaves have finished, and once in spring (March to May) after the conifer needles and cones. Houses under big cedars and firs may need a third visit, and a house with no trees nearby may manage with one. The test is simple: if water sheets over the gutter edge in a heavy rain or drips at the corners, they're full.
Clogged gutters here do real damage: water running down the fascia rots the fascia board and soffit, splashes against siding and foundations, and in a cold snap freezes into an ice dam at the eave. A $250 cleaning is cheaper than any of those.
Signs cleaning isn't enough
- Water pours over the edge even after cleaning: the gutter is sagging or undersized.
- Rust streaks or holes in steel gutters, or splits at the corners of aluminum ones.
- Gutters pulling away from the fascia, or soft, stained fascia behind them.
- Standing water that never drains: the pitch is wrong or an outlet is too small.
- Downspouts that discharge against the foundation.
Those are repair or replacement jobs. New 5-inch seamless aluminum gutters run $10 to $25 per linear ft installed, about $1,500 to $4,000 for a typical house, and a gutter company will often fold the final clean into the replacement. The gutter service page has the detail, and the drip edge, soffit and fascia guide explains the rot you might find behind them.
Doing it yourself
Fine on a single-storey house with a stable ladder, a stand-off so the ladder doesn't crush the gutter, gloves, a scoop and a hose, on a dry day. Don't lean out; move the ladder. Don't do it from the roof on anything steep or wet, and don't do a two-storey house alone. Falls from ladders are the most common way homeowners get seriously hurt doing roof-edge work, and the professional price is modest by comparison.
Gutter cleaning is a maintenance service we don't match for. If the cleaning turns up gutters, fascia or roofing that need replacing, request quotes and we'll send your details to up to three vetted companies in your area. Considering guards instead? The gutter guards guide covers what works under conifers.
Common questions
How often should I clean gutters in the Lower Mainland?
Twice a year is typical: late fall after the leaves and spring. Under heavy cedars and firs, three or four times, or install micro-mesh guards.
Can I clean gutters myself?
On a single-storey house with a stable ladder and someone holding it, many people do. On two storeys or steep sites, the fall risk isn't worth $150 to $400.
