Roofing companies in West Vancouver
West Vancouver has some of the most complex roofing in the region: 1950s to 70s post-and-beam homes in the British Properties with flat and low-slope roofs, Ambleside and Dundarave character houses, 1970s and 80s homes in Caulfeild under heavy tree cover, and estate rebuilds in metal and slate. Steep lots, long driveways and large roofs mean quotes here run high, and the District's bylaw doesn't list roofing among its exemptions.

Local conditions
Flat roofs on the mountain, cedar under the trees
Post-and-beam houses in the British Properties and along the waterfront were built with flat or very shallow roofs, originally tar and gravel, now two-ply torch-on SBS. Drainage is everything on these roofs, and many have been patched for decades. Caulfeild and the upper slopes are heavily treed; cedar shake roofs there rarely reach 25 years and are being replaced with metal, synthetic shakes or architectural shingles.
Access is the West Vancouver cost driver: steep sites, limited places for a bin, and roofs that need staging. The District's Building Bylaw lists fences, small accessory buildings, landscaping and low retaining walls as exempt from permits and does not mention roofing, and it requires a permit before constructing, repairing or altering a building. Permits and Inspections is the place to ask. Houses built before 1990 may need a hazardous materials survey for renovation permits.

How much does a new roof cost in West Vancouver?
As a rough guide, replacing 2,000 sq ft of roof in West Vancouver runs about $12,000 to $20,500 in architectural asphalt shingles and $28,000 to $47,500 in standing seam metal, before tear-off extras, plywood repairs and GST. Do I need a permit to replace my roof in West Vancouver?
West Vancouver's Building Bylaw 5340 requires a permit before 'constructing, repairing or altering' a building and its short exemption list (fences, small sheds, landscaping, low retaining walls) does not include roofing. No roofing statement was found on the District's pages. Call Permits & Inspections (604-925-7055) before re-roofing. Rules change, so confirm with the municipality before you start.
